Equity Release Calculator: How Much Could You Release?
An equity release calculator gives you a quick, rough idea of how much you might release from your home. It’s built on two things: your age and your property’s value. Here’s how the maths works, and why the real figure only comes from a personalised illustration.

- The estimate is roughly your home’s value × a percentage set by your age (the loan-to-value, or LTV).
- The older you are, the higher the percentage from around 10 to 20% at age 55 and rising as you get older.
- Health and lifestyle can increase the amount through enhanced (medically underwritten) plans.
- A calculator is only a guide the actual maximum depends on the lender, the property and a real valuation; always get a personalised illustration.
How the calculation works
Almost every equity release calculator does the same simple sum: it takes your property value and multiplies it by a percentage based on your age. That percentage, the maximum loan-to-value, rises the older you are, because the plan is expected to run for fewer years. So a 55-year-old might release roughly 10 to 20% of their home’s value, and an older borrower more.
A worked example
| Age | Typical max release | On a £350,000 home |
|---|---|---|
| 55 | ~10–20% | ~£35,000–£70,000 |
| 65 | ~35% | ~£122,500 |
| 70 | ~40% | ~£140,000 |
| 80 | ~50%+ | ~£175,000+ |

Why it’s only ever a guide
A calculator can’t see the things that move the real number: the lender’s own criteria, a surveyor’s valuation of your specific home, your health (which can unlock enhanced terms), and whether you want a lump sum or drawdown. Two people with identical homes can be offered different amounts. Treat the calculator as a starting point, then get a personalised illustration from a regulated adviser for the figure that actually counts.

Common questions
How is the equity release amount calculated?
It’s essentially your property value multiplied by a maximum loan-to-value percentage set by your age. The older you are, the higher the percentage. Health, the lender and a real valuation then adjust the final figure.
How much can I release at 65?
The maximum depends on the lender, your age, your health and a valuation. Ask for a personalised illustration.
Is an online equity release calculator accurate?
It’s a useful starting estimate, not a decision. Real offers depend on the lender’s criteria, a surveyor’s valuation and your health, so the figure can differ. Use it to get a feel, then get a personalised illustration.
Can I release more if I’m in poor health?
Often yes. Enhanced or medically underwritten lifetime mortgages can offer a higher release or better rate if you have certain health or lifestyle conditions, because life expectancy is factored in.
How do I check broadband speed at a property?
Use Ofcom's free broadband and mobile checker at checker.ofcom.org.uk. Enter the property's postcode and choose the address to see which broadband speeds and mobile coverage are available before you make an offer.
