Lifetime Mortgage vs Retirement Interest-Only (RIO)
They sound similar, but a lifetime mortgage and a retirement interest-only (RIO) mortgage work very differently. The big question is simple: do you want to make monthly payments, or not?

- Lifetime mortgage: usually no monthly payments, the interest rolls up and compounds, repaid when you die or move into long-term care.
- RIO mortgage: you pay the interest each month, so the debt does not grow; the original loan is repaid from the eventual sale.
- RIO needs you to prove you can afford the monthly interest, often into later life; a lifetime mortgage has no affordability test.
- Both are FCA-regulated. Which is cheaper overall depends on your income, age and how long the plan runs, ask for a personalised illustration.
The core difference, in one line
With a lifetime mortgage you typically make no payments, so the interest is added to the loan and compounds: convenient, but the debt grows. With aRIO mortgage you pay the interest monthly, so the balance stays flat and your estate is better protected. In short: a lifetime mortgage protects your monthly budget; a RIO protects your estate.
Side by side
| Lifetime mortgage | RIO mortgage | |
|---|---|---|
| Monthly payments | None required (optional) | Interest paid every month |
| Does the debt grow? | Yes, interest rolls up | No, balance stays level |
| Affordability check | No | Yes, income assessed |
| Minimum age | Typically 50 to 55, set by the provider | Typically over 50 or 55, set by the lender |
| No-negative-equity guarantee | Yes (Equity Release Council plans) | Standard mortgage, no NNEG |
| Best if… | You want no monthly outgoings | You have reliable income and want to protect your inheritance |
Which one suits you?
A RIO mortgage can be cheaper over the long run if you can afford the monthly interest, because nothing rolls up. A lifetime mortgage suits you if you would rather not commit to payments, or if your income wouldn’t pass a RIO affordability check. Many people also choose a lifetime mortgage with voluntary partial repayments a middle path that lets you slow the roll-up without being tied to a payment.
There is no one right answer; it depends on your income, age, health and what you want to leave behind. A regulated adviser will model both against your numbers.

Common questions
Is a RIO mortgage cheaper than a lifetime mortgage?
It can be, over the full term, because with a RIO you pay the interest monthly so the debt never grows, whereas a lifetime mortgage’s interest rolls up and compounds. But a RIO requires you to prove you can afford the payments; a lifetime mortgage does not. An adviser compares the total cost of both for your situation.
Can I switch from a lifetime mortgage to a RIO later?
Sometimes, but it depends on your income at the time and any early repayment charges on your existing plan. It is not guaranteed, so choose carefully at the outset and take regulated advice.
Do both protect me from negative equity?
Every Equity Release Council lifetime mortgage must carry a no-negative-equity guarantee, and some plans outside the Council have one too. You must be told if yours does not. A RIO is a standard mortgage, so in the rare event of a shortfall the normal mortgage rules apply. Your adviser will explain the protections on any specific product.
Which is better for leaving an inheritance?
A RIO generally protects your estate better because the balance does not grow. A lifetime mortgage reduces your estate more over time, though many plans let you ring-fence a percentage as guaranteed inheritance.
