Release cash · two routes

Downsizing vs Equity Release

If you want to unlock money from your home, there are really two main routes: sell up and downsize, or stay put and release equity. Both free up cash, but they suit very different people.

Key facts at a glance
  • Downsizing: no borrowing and no interest, but you have to move, and moving costs (agent, legal, stamp duty, removals) can run to thousands.
  • Equity release: you stay in your home, but the interest usually rolls up and reduces your estate.
  • Downsizing often frees up more usable cash if you have a large home and are happy to move; equity release wins on staying put.
  • There is no universally ‘better’ option. It depends on your attachment to the home, your health and your plans; ask for a personalised illustration before deciding.

The trade-off in plain terms

Downsizing gives you cash without any debt or interest but you have to sell the home you know, and moving has real costs and upheaval. Equity release lets youstay exactly where you are but you take on a loan whose interest typically compounds over the years, reducing what you leave behind.

When downsizing usually wins

  • You have a large or high-maintenance home you no longer need.
  • You’re open to a smaller property, a bungalow, or a different area.
  • You want the maximum tax-free cash with no ongoing interest.
  • You’d welcome lower running costs and less upkeep.

When equity release usually wins

  • You’re deeply settled, family, friends, memories, the garden.
  • Moving would be disruptive to your health or wellbeing.
  • Suitable smaller homes locally are scarce or barely cheaper.
  • You only need a modest sum, or want a drawdown facility to dip into.

A good adviser will always ask whether downsizing would meet your goal before recommending equity release, it’s part of giving suitable advice.

Common questions

Is downsizing better than equity release?

It depends. Downsizing frees up cash with no debt or interest but means moving and paying moving costs. Equity release lets you stay in your home but the interest usually rolls up and reduces your estate. Downsizing often suits those with a larger home than they need; equity release suits those set on staying put.

How much does moving actually cost?

Estate agent fees, conveyancing, removals and any stamp duty on the new home can easily total several thousand pounds, worth weighing against the set-up costs of equity release when you compare the two.

Can I do both?

Some people downsize and later use a small amount of equity release on the new home. A regulated adviser can look at the whole picture, including whether downsizing alone meets your needs first.

Will an adviser consider downsizing before equity release?

Yes. A regulated equity-release adviser will usually ask whether alternatives such as downsizing would better meet your needs. It is part of giving suitable advice.

How do I check broadband speed at a property?

Use Ofcom's free broadband and mobile checker at checker.ofcom.org.uk. Enter the property's postcode and choose the address to see which broadband speeds and mobile coverage are available before you make an offer.
